tenant trouble not sure about eviction or police

I have a question about getting a tenant to vacate a property?  I purchased a property in April and the tenant was to be out by march 30th but his uncle (the owner of said building) paid for him to stay through April and gave him money from the closing to help with moving expenses.  When may came we gave 30day notice since he clearly wasn't leaving.  His fiancé begged us to give them a new lease because of school ending and a wedding in the future.  We did a month to month lease.  We then did not recieve rent oil the end of may even though we were contacting them often.  When rent was recieved it was from a third party and the check was bank in many places. My bank didn't want me cashing it there and the bank it was drawn on gave me a big hassle but finally rent was payed mid June.  By this time we had sent yet anther letter stating that they needed to be out by June 30th. on June 30th we got nothing. Still no June rent either..We tried to contact the tenant to arrange a time to get the key. Today I sent another notice stating this was an attempt to collect the rent and see that they had vacated the premises and the note I received made my blood boil.  No name no ending the tenant just stated..."This is an attempt to get the safety hazard fixed and lawn care.  Do I have the right to contact the police to ask this tenant to leave or is my only way out of this an official eviction?  on a side note, the hazard is a window that he and his family broke which is on order from the window company and hasn't come in yet, all unsafe glass has been removed and it has been such a wet season that often we can't mow because it gums uo the mower aside from the fact that every time we go to mow we spend 20-30 minutes picking up his garbage and toys from the yard just to mow.

Some guidance would be greatly appreciated for this newbie.
