What do you look for in a property manager

Just wanted to know what exactly you all look for when choosing a property manager. What is the minimum experience amount you typically look for (how many properties they run and for how long they've been managing), how much do you pay them monthly and up front? Do you expect them to make decisions without you or call for a confirmation before deciding on new tenants, repairs, etc. Any other thoughts you have that I left out are welcome.
