What utilities should landlords pay for?

We have 8 single family homes (SFH). Which utilities do the landlords pay versus the tenants?

We've been paying for the water, sewage and trash since they are lienable and we don't trust the tenants to pay them.

Who out there is having their tenants pay these or who includes them in the rent?

Brandon from BP said he has all of his tenants on SFH pay them themselves. Do you?

Can we change that now? we would be saving around $650 and were still cashflowing very good on the properties. Please help
