Coin operated laundry

The duplex we are about to purchase has coin-operated laundry in the basement, accessible to both units, but the water and electrical for it is tied to one unit. How would you handle this in terms of who pays what utilities? Thanks!

I would give the unit with the electrical and water demand part of the proceeds of the laundry. This way they get their money back each time they use it and the other units use will go towards the electrical and water bill. Do the math for the percentage held for repairs or replacement.
