Would you redo this lawn?

The front yard looks okay--it's got actual grass, a small palm tree, and a small mulched area abutting the house, surrounded by a stone border. But as you can see from the photos, the backyard is mostly some kind of weeds, with some bare patches. Is this a huge turnoff for tenants? I know very little about maintaining lawns, and I don't know if it's worth spending the extra money to have this lawn redone.
