Winter MTM Trick

I just bought 22 units from a bank and have found myself with a lot of inventory to rent this winter in Wisconsin. The tenants are not as great this time of year and you see a lot of people who have been kick out for one reason or another. I am also trying to rent a lower priced unit than I have ever tried in the past (new group of people). I wanted to share a trick that I thought of.

I advertise my unit for rent a 475 on a 6 month lease or 500 on a MTM. I just put in a lot of work to the units. I get calls from people who want to take the 500 mtm. I ask them why. Without thinking they tell me they only want to stay for a month or to. THE POWER OF LETTING THE APPLICANT TALK.
