Leasing Industrial Property

Hi All,

I actually found this site while looking for industrial spaces in Harrisonburg VA for use as a comparison to a location I'm looking at.

I own a one-man mobile welding business and have previously been driving my trucks 20 miles from the house to the industrial sector of the city for work each day.  Recently, one of my customers bought an obsolete 146k sq ft factory and in the course of our conversation offered me the ability to rent a space there that's about 2k sq ft.  (He plans to use around 20k sq ft for his own enterprise and lease out the remainder.)

We're only in the beginning stages of talking about this, so I have little details at this point other than cost being in the $5 - $6 sq ft range which seems reasonable for smaller spaces.  It would give me a space to store equipment, a roof to work under while it's raining or snowing, and a presence in the middle of our industrial sector which is doing well.

I wonder if someone could give me some guidance on what to expect and pitfalls to attempt to avoid in this venture.  I can give more info as needed; right now I'm green enough that I don't know what I don't know.  Thank you in advance for any info or suggested reading you can provide.
