Changes on the Lease

Suffolk County NY - I have four tenants in my one family rental on a two year lease they requested. They have been there for 14 months. They are not getting along and two want out. One month's rent and pet security (which is equal to one months rent) was given to me at lease signing and all four are asking the pet security be given to the two that are leaving, as their money back for deposit. I'm not sure who is taking the pet right now but there hasn't been any pet damage. The two remaining tenants are asking to renew their lease for another two years. What is the best way to address this whole situation. They have been very good tenants and never late on the rent. Just an unfortunate situation.
