Flat Fee House Showings by Real Estate Agents

I have a rental property in San Jose area that I manage remotely. Recently, my tenant's lease is up and I need someone to show my rental property to the potential tenants that I have screened with background checks. Usually, I would hire a real estate agent to place tenants for my rental properties, but it costs 50% of first-month rent for placing a tenant, which is more than a thousand dollar! This time I broker a deal with a real estate agent who agrees to show my rental house for a flat fee of $200 for 4 showings and a walkthrough at the end. In the end, he only has to do 3 showings to find a pretty desirable tenant who can move in very soon. I end up saving close to a thousand dollar.

What do you guys think of this solution? Have you guys done this before as well?
