He built a building on property & put in a furnace and moved out

A friend of mine was recently divorced and got a rental property. The person renting up and moved out leaving the garage packed with his stuff. He put in an outside wood burner furnace that he said he is taking and put a building in the back of the property that he said he is going to tear down and haul out. The place needs thousands of dollars in repairs....

There was no lease agreement or security deposit. Does anyone know if my friend has any legal ground to keep that furnace and building? He gave no notice and isn't planning to pay this months rent.... and he has both garages full.... Other than contact a lawyer, I'm not sure what my friend can do in Stark County, Ohio.

Any Advice?
