Lease Agreement for Inherited Tenants
If I purchased a property with tenants that don't have an existing lease agreement with the former owner are they obliged to sign my new lease agreement when I submit it to them? If they don't want to sign what can I do?
This would be for a new purchase in Ohio. I haven't submitted an offer because I'm unsure of this would play out. I'd appreciate the feedback.

As a new owner, with tenant on a verbal M2M, you will offer your tenants a new lease to sign and they have the choice of either signing or leaving. Sometimes the leaving process is encouraged with a eviction. You should always have a signed lease covering all the tenants responsibilities. A M2M lease is most beneficial to a landlord.
When a inherited tenant is on a term lease it is no different except the new lease is offered a month prior to the end of the term and again should be a M2M.
Landlords should know and understand all state landlord tenant regulations to insure they are following all proper procedures and timing of lease notifications.
