Houston SFH winter grass

Here in Houston the traditional lawn grass is St Augustine which goes dormant in the winter. I traditionally don't throw down winter grass seed because the tenants are responsible for the yard. However, this year I have a property that will need to be re-leased in Feb and I'm considering a winter grass to help presentation for prospective new tenants. Anyone use winter grass seed? What do you typically use? Rye seed? Any suggestions would be appreciated.
