Giving friend of friend preference over other applicants

Hi all,

I just purchased my first rental property and we have had a few applications but one is from a friend of a friend and that reference trumps everything for us. We didn't realize they'd be interested, if we would have just given it to them and not listed it. They're also ready to move in immediately and we want to give the property to them. Are there any legal issues for choosing them over other applicants just because of the reference/relationship? First time landlord and pretty cautious about any denial of the other application appearing to be discrimination but this seems clear cut. They meet all of our requirements. Thanks.
