Service Animals

I finally purchased my first investment property!  I've done a lot reading (to include The Book on Managing Rental Properties by Brandon & Heather Turner)and research.  My question is, since service animals are not considered pets according to American Disability Act, do applicants have to provide some sort of written proof that these animals are legally considered service animals?  Plus, can a "cleaning service charge" be added to clean up the property after a tenant vacates?

    A cleaning service can be charged if they left damage

    And no, you can't ask for proof of service animal.
