How do I handle giving a Tenant Notice. My first Duplex

Hello,

I'm a new investor and just closed on a Duplex this past Friday. Both units are rented out and I need to give one of the tenants notice because I'll be moving into one of the units. Is there a process that needs to be followed in order to serve a tenant notice. I have not had my initial conversation with either tenant yet, so I'm a little nervous. What would be the proper way to handle this situation?

    @Mark Yarbough , if you purchased with an FHA loan, you don't have 60 days to give them notice, you have 60 days to move in. That's a firm date, and your state may have minimum notice requirements.

    At a minimum, you have to give them a 30 day notice for a month to month lease, but some states require a 60 day notice, and that doesn't mean give notice on the 15th of this month and 30 days later they're out. That means if you give them notice on the 15th of this month, they have until the END of the next rental period (month) to leave. You're looking at December 1 move-in at the earliest.

    Your timeframe is extremely tight if you are only required to give a 30-day notice, so make that your task for today.
