Security Deposit

My husband and I bought a duplex which had tenants occupying one of the units.  We had the tenants sign a new lease with increased rent and the addition of a security deposit ($200). They've been living in the property for the past 5 years and have never had a security deposit before (they were friends with prior owner). Anyway, rent and the security deposit were due on 10/1/16.  The tenants paid the rent but refuse to pay the security deposit. The lease, which they signed, had the security deposit included along with the rent increase.  I have sent them a written notice requesting payment and the tenants are still refusing to pay. My husband and I are fairly new to this, what options do we have to get the security deposit paid. Normally, we would require the deposit prior to handing over keys, but this time they were already living in the unit when we bought the place.  Any help or suggestions would be greatly appreciated!
