First eviction (maybe); advice and referrals

My husband and I are owner occupying a 4 plex in San Diego CA. 2 units are rented, one is vacant. We moved in 9/1 and gave all tenants 60 days notice. We received September rent from both units, but thus far only received October rent from one unit. So I'm getting ready to give the tenants that haven't paid a 3 day notice and subsequently file an eviction. Any advice on how to handle the situation, or mistakes to avoid?  And if anyone has an attorney recommendation please let me know. Thanks!
