    You do not make tenants happy you choose tenants that are happy.

    When you choose a tenant that is happy with their decision to rent your property all you then need to do is be proactive on repairs and leave them alone. It is not the responsibility of a landlord to make tenants "happy". It is your responsibility to provide a safe, clean and well maintained property. If they are not happy with that there is nothing you can do to change it, it becomes set in stone, and the easiest thing to do is get rid of them.
