Roof Replacement

I have a rental property that is in need of a roof replacement.  There was a storm so I have an insurance claim that has quoted roof repair at $3200.  I have an estimate for same roof that is currently on it (asphalt) to be replaced for $3000.  For dimensional asphalt - $3200.  For $4300, I can get an aluminum roof.  I know these potentially last twice as long.  I am not sure how long I will own the property.  I know cheaper is better for rentals, but would it be worth the extra money for a roof that could last longer and maybe appeal to buyers more than an asphalt roof?  Trying to decide which of the three to go with.
