Expenses on a rental property

I'm in the process of looking for a 4 flat to house hack with an FHA loan. it will be my first investment property (first property I'll buy as well, I'm only 21). What are all the expenses you need to factor in for your analysis. I factor in mortgage, interest, taxes, insurance, PIM or PMI, PM, Maintenance, Cap X, and Vacancy. I also include water if the tenants don't have to pay it. Another question is. Typically or on average how much is Garbage charge and water charge on a 4 flat?
