Individual MTM Agreements for Rooms in a 4br House Near Campus

I have a 4bed/2bath property a block from Temple's campus.

But we missed the window for getting a group of students. It took 2 weeks to rehab from the last group and by now all the students have leases signed for next year and have gone home to mommy for the summer.

So I'm also advertising individual rooms as a backup plan and getting more leads from that. I plan on using month to month agreements, and do them individually for each person since they do not know each other. I figure this will be best if there are personality issues.

Looking for words of wisdom and advice or landlords who have done this before. This will be my first time renting individual rooms and first time using month to month agreements. Any specific rules/clauses I should include that I may be missing?
