Anyone with experience renting to section 8 in Atlanta area??

I am not in the Atlanta area but I have years of experience renting to Section 8 tenants.

That said, I agree with @Mike O'Connor.  I've had both good and bad experiences with Section 8 tenants, but mostly positive.  

In my area, from my understanding and experience, the process is exactly the same.  You just should just make the attempts to ensure the potential tenant is a worthy tenant. Do not skimp on the credit and background checks.  Analyze the potential tenant's portion and whether or not they can pay their portion consistently based on their financial situation.  Basically, use the same tenant screening process you'd use for any tenant and if the Section 8 tenant wins out, you get the bonus of guaranteed subsidized payments every month.
