NEW INVESTOR FROM DMV
Hello Everyone !!
I am a new investor currently in the Maryland area. I am originally from Pennsylvania, but have been working in the DMV for the past 5 years as an Assistant Manager at a wholesale distributor of building products. I have built up many good relationships with contractors during this time, and hope to us this, along with my knowledge of costs, to give me an upper hand in cutting rehab costs. I plan to use my schooling, degree in finance & Economics, to closely analyze deals hopefully keeping my portfolio's risk-reward ratio as beneficial as possible. Just as my 401-k, IRA, and other investment plans area handled, each deal will be only be taken if it makes sense marginally for me.
My immediate goals are to acquire a home through a mortgage that I will live and complete some upgrades while residing. I will use this property in my long-term plan and reevaluate it in 5 years to see if I should sell, rent, or keep living there. Obviously I want to be in an area where I believe property values will rise. In the mean time I want to find a way to acquire at least 1 rental in 2016 for cash flow, and then handle as many flips as possible.
I have been reading my brains off and listening to podcasts / webinars to get my education up. BP is a great resource and I hope to take the net step in networking and getting to know & learn from experience investors in the area.
Financing is the main thing holding me back right now. I have been researching and looking for creative financing options that are available to investors. I came across these two individuals whom claim to offer loans for REI and businesses, ext. I am vary weary that these might be scams. I have copied both of their emails to me. Any help would be greatly appreciated.
