Sitting at Starbucks a couple days back, and I could overhear the conversation at the table behind me. It was a landlord meeting with a new tenant. I wanted to go up to the guy afterward and recommend he come to biggerpockets, but I didn't want to admit I was eavesdropping. He made all kinds of mistakes. First, he says the lease is just legalese, suggestions his buddy put in there to protect him from crazy people. If there was anything the tenant was uncomfortable with, they could just talk it over.
Next, he said he would waive any security deposit and just count the rent. He said the tenant could move in any time she wanted in the next couple months, and they would just prorate the rent. The list of cringe moments would be too long to recount, but now I see how people say 90-95 percent of landlords are just terrible at the business of it.
