What does the tenant pay for? (Single Family)
What do you guys suggest the tenant pay for either as part of the rent or separate? Utilities paid by the landlord often include water/sewer and trash, but tenants pay for electricity, cable, internet etc. What has worked best?
Also, are there any other fees you charge? For example, my first apartment charges a $160 fee upon move-out deducted from security deposit to repaint the apartment for every tenant (it was part of an apartment complex of like 65 units). What do you specify as the tenants responsibility primarily for a single family home rental?

In my single family homes my tenants pay for all utilities, mow the grass, shovel the snow, etc. They basically take care of the place like it's their own. My multi's, I cover water/sewer cause it's not multi-metered and the tenants pay for the rest of their utilities. In those units, some times I will pay for lawn and snow service; other times, a tenant will take care of it and I reduce their rents.
I charge extra for pet deposits and that is non refundable. Other than that, normal wear and tear is on me, and charged to tenant if it's excessive.
