Re renting a unit costs?

What is a fair cost to re-rent a unit after a tenant moved out. What can I include in re renting the unit? My time for showings, gas money, advertising time on craigslist, lease preparation?

Tenant moved out 8 months into a 1 year lease and has been cooperative up until the final walk through. She wanted me to sign a paper which was scratched down on a sloppy piece of paper saying she did not damage the unit. It was left in good shape but she still had alot of stuff outside the house and my attorney was not present so I did not sign it and she got very mad. She said I will not get the keys back until I sign it. I told them in the lease it states you will forfeit last month rent and security deposit if you move out early, right away there was this other guy there with her and right away he started to accuse me of fraud by "claiming" I had her sign a different lease then what I have. Then he said did I pull all the rental permits, electrical and hvac permits. Also said I have some knob and tube wiring in the basement and could be a lawsuit. The house is 125 years old and the electrician said it was safe only a few lights are on it. Anyways im rambling on and getting off topic.

What would you charge them to re-rent the unit?
