First & last month rent

I know in New Jersey you can only collect one & 1/2 months security. But when doing a lease & collecting money, can you get the first and last months rent. I always get screwed when the lease is up they don't pay the last month and say take it out of the security.

Make it clear to your tenants, at the beginning of the Lease Term and in the body of the Lease Agreement, that if they don't pay the rent by the 5th of the month, you WILL a) charge a $100 LATE FEE and b) file on them.  And then follow through.
