abandonment of property

tenant abandon her personal belongings and has not contacted me in months. I I tried contacting her but no luck.  I live in Oklahoma and not sure what steps need to be taken.

Learn the landlord-tenant laws for the jurisdiction where the rental is located and apply them to your business. If you are trying to own and manage the property from a distance, get help locally with "feet on the ground". Consider hiring professional property management. 

If you have not heard from the tenant in months and/or she has not paid rent in months, visit the property immediately, or designate a representative to do this for you. Post a legal notice to enter to find out the condition of the property and to determine if it is abandoned, following the local landlord-tenant laws and using their definition of abandonment. 

Proceed as quickly as possible to put closure on the tenancy and to be able to regain possession of your property. Do your turnover and re-rent as soon as you can. Next time, don't wait so long. If the tenant has not abandoned the property and is not paying rent, serve notice to "Pay Rent or Quit" immediately.
