Landlord not responding

     hey guys i currently like in a rental property with a landlord, and there has been 2 damages to the property. One being the window curtain shade and the other being the toilet seat handle, its been almost a month and the landlord has been blowing off my emails and calls and saying he was coming to see the property but never comes. What can I do so these concerns are fixed.

I would not recommend deducting anything from the rent, especially if it wasn't agreed to in the first place, or the landlord may serve you with a "Pay Rent or Quit" notice for unpaid rent and charge a late fee and notice posting fee. As a landlord, we don't allow tenants to deduct things they pay for from the rent. But saving the receipt and negotiating with the landlord for reimbursement is a viable option. Don't expect the landlord to pay for anything you broke. However, they might do so if it is normal wear and tear. 

The toilet needs to be functional, so contact the landlord again if the toilet is not working properly. Go ahead and show him the broken window shade too. Let the landlord know when you first became aware of the problems. Be polite and concise in your communications. Call him, text him, or send him an email... which ever method he prefers. If he doesn't respond, use a different method. Remember, you have not communicated effectively until you know your message has been received. Good luck.
