How do you accept your rent payments?
I am an experienced investor that accepts rent payments from my 20 units two ways.
1) Online Checking or credit card payment through Buildium Property management software.
2) Good ole PO box
I am asking how others accept rent because I am tired of the PO box. Most of our tenants use online payment but a few use the PO box still. We always deal with the "we sent it I don't know why it hasn't shown up". And then we begin to add late fees which then we have to go back and remove when the rent shows up and is post marked within the grace period.
Another Issue we are looking to resolve is when a tenant bounces an online payment we want to then turn off their ability to pay online and make them only able to pay via money order or some form of guaranteed funds.
We thought we had it figured out when we found the service Pay Near Me. And as soon as we went to set up our account they announced that family dollar will no longer be accepting pay near me payments. unfortunately here in Cincinnati we do not have 7/11 which was their only other store.
I have also heard of the chase ATM cards that you can give tenants but Im not sure if they are still doing that.
So to clarify I am asking how do all the BP landlords accept rent payments that are guaranteed funds with no lag time for mail or clearing of funds.

We have 12 units and we use to take cash only due to bounced checks. We recently went to paymentnetwork.intuit.com and love it. It is only .50 per payment received and they directly forward it to your bank account and send email updates. Has been a great transition, does not cost me much and very easy to use.
