i am a tenant in need of advice please

I rented this house in Erwin tn, the couple who rented me the house stated they were moving to Florida buying a house and not coming back left the furniture and appliances they said they didn't want. I told them I had my own belongings they said they didn't want to put their things in storage and their son didn't want them so to keep what I want and Throw out what I dont, the two yrs went by and they even renewed the lease which does not have their abandoned items listed in lease then they didn't renew lease so for 6 months I just keep paying my monthly rent in April,last month, after my rent was deposited in their account she calls saying they were moving back to Tennessee and I had to be out by end of may, I stated I would No problem then she says she wanted all her belongings back. Then without going through proper 30day eviction she summons me to court the judge gave me 10 days to move she told judge she had a inventory list of her belongings. the judge told us to return to court on June 2nd which is bout 2wks after I'm to be moved so they can move back in. She never put anything in the lease that I was to keep her stove, refrigerator, or furniture as I threw them out to use mine.I've looked everywhere on line and I'm worried she's gonna Sue me for her abandoned things because I feel the judge is on her side since he was rude to me.  What am I to do??

@Angel Greene Are you on a month-to-month rental agreement or a longer term lease? Did you pay rent for the month of May? Seems likely there is more to your situation or the judge would not have ruled in the landlord's favor.

Erwin is in Unicoi County and that makes a difference because the Uniform Residential Landlord and Tenant Act of Tennessee does not apply to you. I only covers specific counties in Tennessee. You need to contact a legal aid office that serves your jurisdiction.

Next time you enter into a rental agreement, get things in writing and know your rights and responsibilities as a tenant. Best to know the landlord's rights and responsibilities as well. Landlords need tenants as much as tenants need landlords. Successful tenancies start with clear, open and honest communication. Good luck. This can be a learning moment for you and can make you stronger and wiser.
