Crazy first day of ownership - Advice needed

Hi BP,

Yesterday I finally closed on a my first property, a multifamily.  I was so excited because I think I bought a good deal - cash flows well, bought under the appraised value, most of the units are recently renovated, new roof, new a/c units, etc...

That being said, an hour after closing I was alerted that a child in one of the units suddenly passed away in the middle of the night the night before the property was in my possession.  I have no reason to believe there was any foul play involved - but really I am in the dark about exactly what happened (I reached out to the detective and gave my contact info, but since its an ongoing investigation, they can't tell me anything).  It's very unsettling, and I feel horrible as this was a young mother...

Anyway, another family member (who is also a tenant in the same unit) asked if there was any way to get out of the lease, stating they wouldn't be able to live there anymore given what happened.  I told her that I would get back with her, but that at the very least they'd have to give up her security deposit and make the unit available to show (they keep the unit pretty clean from what I can tell).  

I know I need to run this like a business, and normally would hold them to the lease, but this is sort of a unique situation as you can tell.  Any suggestions??  Also, if we do agree to mutually terminated the lease, should I have them sign a lease termination form with certain stipulations?
