Removing 1 of 3 Tenants right after property purchase
I am in the process of purchasing a 3 unit property and 2 out of the 3 tenants are ones that I would most likely accept if I had personally screened them myself. The 3rd one on the other hand seems like there may be some issues involved.
For one, they have three dogs (one is a large boxer) and also one cat. The doors and door jambs are already clawed up and would need to be replaced if they moved out. They also have some writing on the living room wall jams referring to smoking marijuana, etc that puts me on edge. I also saw some cigar scraps and possibly marijuana on a bookshelf in the living room.
Question - should I wait and see if they pay on time and don't call me all the time for repairs? Or should I simply give them notice as soon as I hold ownership of the property? I don't want to trigger any issues right off the bat for something that may be not an issue at all.
