What is something in your lease that you think is unique and has C.Y.A. at least once?

I am just getting ready to close on my first duplex in a few weeks and I am thinking about what I need to talk with my lawyer about to make sure I am including in my lease.  What has been helpful for you/something you have in your lease that you think is unique and has CYA.
