Damages Photo's Second Edition
This was a Section 8 tenant. They seem to enjoy leaving the children's toys behind. After all, when someone gets free subsidies, money is no big deal to them. Easy come, easy to!
This was a huge three family flat. This unit had 5 bedrooms.
Aaah how sweet. The little darlings left us a picture to remember them by.
So how does one handle all this as a landlord?
When we are new we cry, get angry, want to MAKE THEM PAY!
But after awhile, we stop crying, still get angry, and WE MAKE THEM PAY!
But by using the Court System.
Once you get use to this, you just clean it up, paint, and rent it out again. That is what this business is about. Damages, fixing the place up again, and renting it out again and again and again.
A rental home is just a business tool. It is not your baby, or the love of your life. It is what makes you money.
Once I got over being disgusted, and started painting, I enjoyed seeing how my husband and I transformed this home back into a nice home again. The next open house, nobody would have guessed it had ever looked like this.

Even though this tenant was Section 8 they have to pay the full Security Deposit along with their first months rent. So damages and monies owed is taken from their Security Deposit. What money they owe me after that is turned over to our Collection Agency.
Most times you will see more junk than damages. But it still cost a lot of money to get someone to haul it away. About $400 for a mess like this, unless you do it yourself, but we had our own work crew (independent Contractors) and having someone to rely on to remove the junk took a lot of pressure off of us when we did encounter things like this.
But don't be mistaken, there are lots of damages done during an eviction. And most of those damages came from my Section 8 tenants and is why I refused to rent to them again. But that is another story.
I never went to small claims. Instead I turned over my Judgments to a Collection Agency and they were like a pit bull when it came to collecting money. They collected on a tenant of mine 11 years after they left the state. When they moved back, they caught them and I got every dime. Well, I had to split it with the collection agency. But hey, it's better than nothing!
