Replacement Windows for Multi-Family Rental Properties

I have to replace 32 windows in 2 duplexes. I'm wondering whether to go with vinyl vs. aluminum, etc. I'm thinking I should get the double panes for the insulation (hot in Florida), but only the single hung (tenants don't clean windows).

What are your thoughts? I'm trying to keep this as inexpensive as possible while still getting something that will last a long time for a rental property.

On a side note, anyone know of a good window installer in Central Florida?
