Annual/Regular Rental Property Routine Maintenance
Would anyone have a good list of the routine/preventative maintenance checks that should be performed annually or regularly on single family rental properties? Air filters, fridge filters, etc... pretty obvious. But does anyone have a comprehensive routine list? Thanks!

Sure do! All my properties are in a non-freezing place, so I don't have those items. These are the items that I deal with in our units. I don't have radiators or air conditioning...
Indoor
- Smoke detector batteries
- HVAC filters
- Fireplace sweep-out
- Check toilet seat / seal tightness
- Dust / clean fridge coils
- Lint from dryer exhaust vent
- Flush water heater
- Check the fire extinguisher (expiration date)
- Check and redo grout / calking in showers / bathrooms.
- Quick flush shower heads and check faucet filters for hard water buildup
- Tighten up loose nobs and handles
Outdoor / Under
- Clean gutters
- Siding & roofing eyeball
- Check sump pump
- Lint from dryer exhaust vent
- Test garage door auto-reverse feature
- Check window screens
- Fix any earth to wood contact (damn you termites)
- Check trees for power line interference (PG&E will actually fix it for free if you call them)
- Annual trim up / sprinkler inspection & repairs.
