3 Day Notice: accepting non-cash payment
I need help thinking outside of the box on this issue. A 3 day notice to pay was served on a tenant, clearly indicating to pay by cash or cashier's check. The tenant usually makes their rent payment by bringing a check to our bank and depositing it into our account. Well, the tenant made their 3-day notice to pay by check. If we proceed with an unlawful detainer option, would the judge say, "Well, they paid by check so I'm going to let them stay"? My issue is they paid late already, so how do I know their check will clear? I don't know how to avoid this and just get cash or a cashier's check in the first place. I wish I could tell my bank, "well, for this tenant, we can only accept cash or a cashier's check for this month." Does anyone have a better method that works most of the time?

I love your name @Account Closed ! We haven't had any tenant show up with a personal check for move-in, since I tell them on the phone that we don't take personal checks. My contractor meets the tenants on move-in day, since we're out of state, and he wouldn't accept a check.
They can use www.erentpayment.com, an auto-debit system as @Jared K. mentions, or they can pay directly at the bank.
