3 small bedrroms - able to rent?

Does anyone have any experience renting SFH with 3 very small bedrooms. The property is a 3/1 in a borderline bad area and has three bedrooms around 10x10.

How does this affect them being rented? (quality, longevity of tenant?)

Are you still able to get more rent than a 2/1 with a master bedroom?

I have, a lot of properties built in the 50's to 70's just have small bedrooms (and that is kinda the area we focus in the most). I would bring a 4 bed down to a 3, but I wouldn't bring a 3 down to a 2. Having small bedrooms hurts, but it's by no means a deal killer. In many ways I see it like not having a basement, or a garage or central air or a third bedroom for that matter. It reduces the amount you can charge in rent and may make it sit a little longer, but it's not the end of the world. We've leased plenty of houses for decent rents that have small bedrooms.

Agree with Andrew.  Small bedrooms are fine.  Given 300 square feet of bedroom space, a 10x16 master and two tiny 7x10 kids rooms is better than 3 10x10s, but it will still rent.  I wouldn't decrease the number of bedrooms.

I had a 1 bd apartment with a teeny tiny bedroom. I made sure to mention it in the ads, something like: Pros: great area! sunroom, wood floors, french doors. Cons: bedroom is very small (will fit a queen bed, but not a king), no dishwasher or laundry.

I never had trouble renting it (it really was a cute place) but putting the negatives in the ad helped cut down on useless showings. Different people like different things.
