3 small bedrroms - able to rent?

Does anyone have any experience renting SFH with 3 very small bedrooms. The property is a 3/1 in a borderline bad area and has three bedrooms around 10x10.

How does this affect them being rented? (quality, longevity of tenant?)

Are you still able to get more rent than a 2/1 with a master bedroom?
