Tip: Replace Your Toilet Water Supply Hoses on Your Rentals

Hello My Fellow Landlords,

Today's quiiiiiiick tip! comes courtesy of my expensive lesson of the day.

Ready? Here it is. Water supply hoses on toilets are considered a "wear and tear item" and should be replaced every five years. It's a $5 item at your friendly Big Box Store™, so no excuses.

How do I know this? A couple of nights ago, I was woken up in the middle of the night by the sound of what I thought was my shower running full-blast. Correction, I was woken by my 2 small dogs barking at the sound of what I thought was my shower running full-blast.

Once my OMG-is-someone-in-my-house-taking-a-shower panic subsided, I walked into the master bathroom to find the water supply hose detached from the toilet and spraying full-blast at the bathroom ceiling and about 2" of water on the bathroom floor. This was less than 1 minute after the start of my 2 small dogs barking at the sound of what I thought was my shower running full-blast.

I spent the next hour+ sopping up water as best I could. Today, at the advice of a friend (and my insurance company), I brought in a company that specializes in water damage.
