Add Patio before Renting

I'm new to this forum and to renting. I'm one step from an accidental landlord in that I'm choosing to rent vs. sell. I purchased the new construction home 18 months ago as my primary residence in a really nice neighborhood with other new construction homes. There are several other surrounding neighborhoods, both with new construction and established homes that make up the large subdivision. None of the new homes come with decks or patios. About half of the other neighbors have put up decks or patios. I have not. Currently all of the other homes that are new construction on the surrounding streets are owner occupied and not for rent. The neighborhood itself is still currently putting up several new custom homes and townhomes. My question is I'm getting ready to list the house for rent within the next couple of weeks and wondering if there were anyone interested in renting within the large subdivision (beyond just my neighborhood) if not having a deck or patio would deter a potential tenant from looking at my house? Also, would having/not having a patio or deck influence what I could rent the house for? I appreciate any advise and let me know if you have any additional questions about my situation.
