For NJ-ites. Renting a room in my primary home to a Med student.

I have a finished legal basement that was added on for a mother in law that is no longer with us. The basement has a seperate entrance, LR, Kichenette, Bedroom (with legal egress window and full bath). I want to rent it to Medical students that are doing 1-2yr rotations. I went to township zoning and they of course would not give a definitive answer on legal or not? Is the risk worth the reward? This room would easily command a $1000.00 a month (1br apartments rent for 1700 + utilities in my area). The way all utilities are set up I could control those costs to me as well. I had a family member that had to rent in an other state near the university while attending Dental school under the same circumstances (a room in someones home) and it was a win win.. Any thoughts?
