Tenant is a couple PLUS a "temp roommate"

I think I know the answer but always good to check with everyone to make sure I got the bases covered.

Have an applicant to a single family home - 3/2 so they have three adults. Two male one female. The M/F is a couple and they have a sorta temp roommate who is staying with them and this may last a while..."a while" when asked to clarify was met with a slight hesitation then "3, 6 months may be longer..." so this is not "temp".

The third "roommate" is an adult and therefore must be on the lease, he needs to be screened. I will be glad to accept three adult applications, $35 each please, and each of them will be screened. They all need to sign the lease which is a one year term.

They are collectively responsible to the rent and the security deposit. If this temp roommate decides on month #7 to vacate I still expect full monthly rent from "the collective". I am not going to take 2/3 from the couple and go after this roommate for the missing 1/3. If they can't pay rent in full they will be evicted. If they want to find another roommate to replace him later, that roommate needs to be screened and added to the lease.

HOWEVER, in the event roommate leaves, I would be happen at that time, to re-structure the lease, to leave roommate's name off, and put only the couple's name on, return the security deposit to the three of them, and receive in exchange a security deposit from the two of them under the same terms, PROVIDED that the two of them is willing to sign an affidavit saying whatever damages this roommate might have caused during his stay is to be inherited by the couple and they will be held responsible for all damages discovered at the end of the lease term.

Thoughts? Am I missing anything?
