Wording for a notice to move for full renovation

I have a 30 plus year tenant that can not keep up with maintaining their unit, it is filthy inside and in desperate need of renovation, all systems are in good repair and I respond very quickly when issues are brought to my attention.

It is also well below market rent, and they struggle to pay the current rate.

Looking for suggestions on how to gently proceed with the notification to move.

 Be candid and do it in person. The property has been 30 years since it has been updated and it is in need of a renovation. We plan on starting renovations on the unit in X (I would say a date but in reality have a 2-3 month buffer), and based on this we are no longer going to be renting the unit out. I know you have been here a long time and thank you for being a good tenant but on X date we will need you to vacate (maybe use chatgpt on it) to soften it more.

Key is, give them a date but give yourself some extra time just in case.
