Mixed feeling on the application. Help me decide
I got a rental application by a couple with 3 kids for one of my property.
Monthly joint income is 7X the rent and one credit score is 630 another person is: 712. They proof of income looks satisfactory. The only part that is a red circle is the male's background check shows criminal records in 2019. On asking this is the explanation I got
"Haha, I have the cleanest record you will ever find. I’ve never been any trouble. My fiancé did make a few mistakes as a young man but he has more than paid for them. He has letter of recommendation from his boss and from our current landlord. We’re about to be 30, we are very calm and quiet and setting great examples for our kids. The man he was back then is gone. I wouldn’t be with him now if he was any type of scoundrel because I want a peaceful life haha"

He had drugs, an unlicensed weapon, and it sounds as if he fired that weapon. He was sentenced in 2021.
Some considerations:
1. If you know anything about our justice system, you know that criminal charges are often negotiated down to lesser charges. What he actually did may be worse than what you are seeing on his record.
2. He was sentenced in 2021, which means he probably served time and hasn't been out that long. I would want a violent criminal to have at least five years of clean history after time served.
3. Violent criminals and sex offenders are high risk. I would be very cautious.
4. Women love bad boys. She will tell you anything you want to hear and is not a reliable source of information.
Personally, I would dig really, really deep or (my more likely choice) deny the application.
