Rent due date

Hi,

I recently stop running around to collection rent and ask my tenants to mail in the rent at the 1st of each month. I ran into a few issues. Tenants said they mailed in the check on the first but didn't mail it to the 6th. Sometimes I don't get the check at all and they say the mail probably got lost. How do you guys deal with these issues ?
