Relocation compensation for tenants

Does relocation compensation for tenants apply for a month to month lease? I just closed escrow on a property in California a few days ago. It is tenant occupied on a month to month lease. They have been there for over 2 years. I’m planning on renting to the tenants for another four months or so while I start working on getting the permits for a major remodel. After the remodel I plan to occupy this property. Do I legally need to waive the last month’s rent?
