Adding authorized occupant with eviction history
We are searching for new tenants and are considering a tenant who has plenty of income and >800 credit. She would want to have a single parent with 2 kids live with her who has 0 credit (not sure how this is possible) and an eviction due to a bad divorce situation. That person does work, but we'd want the other person to be financially responsible. We would absolutely be willing to rent to the applicant on her own. Is it possible to write a lease that protects us well in this sort of scenario? I assume we would want the other person to be an authorized occupant rather than a tenant. Any advice about wording to include for this situation?
