Tenants electricity shut off
I have a weird situation going on.
Tenant has been here 2 years, current on rent but a total mess. I have a good relationship with them.
They give me a 30-day notice that they are leaving. I lost contact with the lady living there but her boyfriend, that I have only met once (he is on the lease but never lived in the house) tells me her ex-boyfriend was creating problems so she moved out and is not able to talk... Kinda weird but let's move on. So the place is sitting there vacant, he asked if he could move the 30 days back and pay for partial of July which I tried to shoot down but the lease says 60 days so they legally can stay another month.
I went to the unit to inspect it yesterday with his permission. The electric utility was shut off. Our lease only says that the utility must be on but does not state the consequence of having it shut off.
I don't know how to best proceed.
We are in Florida.
